Time Square 15: frequently asked questions

4 min read

What is Time Square 15?

Time Square 15, also listed as Time Square Ocean Waves, is the next tower in the Time Square series by Megakim World Corporation. The developer has announced it at Otres Beach in Sihanoukville, Cambodia.

How much do the apartments cost?

According to the developer, apartments are expected to start from about USD 50,000. The official price list has not been published yet, and the project profile on realestate.com.kh shows the price on application. You will receive the price list as soon as it is released.

When do sales open?

Sales are expected to open in early 2027. The exact date has not been officially announced.

How big is the project?

According to the developer, around 3,000 apartments with a retail gallery: brand stores, cafés, restaurants and entertainment. Official plans have not been published yet.

Can foreigners buy a condo in Cambodia?

Yes. Under Cambodian law foreigners can own apartments from the first floor up, within a limit of 70% of a building. Foreigners cannot own land. The ownership structure of Time Square 15 will be confirmed by the developer.

Can Americans and other expats buy property in Cambodia?

Yes. The 2010 law on foreign ownership in co-owned buildings applies to foreigners in general, whatever their nationality. What differs is tax at home and visa options, so check both for your own country.

What is a strata title?

A strata title is the ownership title for a single unit in a co-owned building. It covers your apartment plus a share of the common parts, such as corridors, lifts and the pool. It is the form of ownership Cambodian law offers foreigners. Our buying guide explains the details and the points where sources disagree.

Is it safe to buy property in Cambodia?

The legal route for foreigners has existed since 2010, but every off-plan purchase carries the risk of delay. Check the developer’s track record, the land title, the construction permit and the agreement with an independent lawyer before you pay. Pay only to the developer’s company account, and be wary of anyone who promises a guaranteed return.

Is Sihanoukville safe?

Sihanoukville had a turbulent few years after the casino and construction boom of the late 2010s, and it still has unfinished buildings. Today it is a calmer city with upgraded roads and a beach area that draws tourists and expats again. Normal precautions apply, especially against bag snatching and on the roads. Our location page covers safety in more detail.

Do I need a visa for Cambodia?

Most visitors need a visa. Cambodia issues tourist visas, including an electronic e-visa through the official portal of its Ministry of Foreign Affairs (evisa.gov.kh). Rules and fees change, so check that portal and your own government’s travel advice before you travel. Note that owning an apartment does not by itself give you a visa, residence or citizenship.

Cambodia or Thailand: how do they compare?

In Thailand, foreigners can usually own condo units up to 49% of a building’s floor area; in Cambodia the quota is 70%. Neither country lets foreigners own land directly. Cambodia’s economy runs largely on US dollars, which keeps pricing and payments simple for many buyers. Prices and living costs depend on the exact location in both countries, so compare specific projects rather than countries.

When will Time Square 15 be completed?

The developer has not published a completion or handover date yet. We will share it as soon as it is confirmed, and it will be written into your sale and purchase agreement. Always check the delay clause before you sign.

What is the difference between Time Square 15 and Time Square 10?

They are two separate projects by the same developer. Time Square 10 is the developer’s earlier project at Otres Beach. Time Square 15, listed as Time Square Ocean Waves, is described on realestate.com.kh as the developer’s second project in Sihanoukville. Prices, unit counts and specifications of Time Square 10 do not apply to Time Square 15.

How do I pay, and in which currency?
